Why does a Dubai property purchase involve source-of-funds checks?
Dubai property is registered by the Dubai Land Department, and every professional around the transaction sits inside the UAE’s anti-money laundering framework. Brokers, agents and law firms are classified as Designated Non-Financial Businesses and Professions, which means they must identify their clients, keep records and report certain transactions to the UAE Financial Intelligence Unit through the goAML system.
The reporting triggers are specific. Under rules announced by the Ministry of Economy in August 2022, real estate agents, brokers and law firms must report single or multiple cash payments equal to or above AED 55,000, payments that involve a virtual asset, and payments where the funds used were derived from a virtual asset. Banks, developers and escrow agents apply their own checks alongside that.
The practical point for a buyer is simple. You will be asked, so the question is how quickly and clearly you can answer.
What is the difference between source of funds and source of wealth?
Source of funds describes the specific money paying for this purchase: which account it is held in, where it arrived from, and how it will reach the seller. Source of wealth describes how your wealth was built over time, such as a business, employment, investment gains, a property sale or an inheritance.
Files usually stall when only one of the two is evidenced. A bank statement showing a large balance answers where the money is, not how it came to exist.
Central Bank of the UAE guidance sets the expectation that where a relationship is higher risk and warrants enhanced due diligence, reasonable means should be used to collect information on a customer’s source of funds or source of wealth. Cross-border buyers, corporate structures and unusual payment routes commonly fall into that category.
Which documents are usually requested?
Identity comes first: a valid passport, and for some counterparties a second identity document, proof of residential address and, where relevant, a UAE visa page or Emirates ID. Corporate buyers add incorporation documents, shareholder registers, and identification of the ultimate beneficial owner.
The money trail comes next. Bank statements covering a meaningful period, usually six to twelve months, showing the funds accumulating rather than simply appearing. If the funds move between accounts, statements for each account in the chain.
Then evidence for each underlying source. Employment income is supported by contracts, payslips and salary credits. Business income is supported by audited or management accounts, dividend vouchers and, where they exist, tax filings. A previous property sale is supported by the sale agreement and the completion statement. Inheritance or a gift is supported by a will, grant of probate, a notarised gift letter and identification of the donor. Share or company sales are supported by the sale and purchase agreement and the receipt of proceeds.
Documents in another language typically need translation, and some counterparties ask for notarisation or attestation. Recent documents carry more weight than historic ones.
What changes when the capital comes from digital assets?
The framework is the same, but the evidence is different. Counterparties look for the acquisition history of the holding, exchange account statements in your name, wallet addresses and transaction records, and an explanation of where the fiat used to buy the assets originally came from. Gains realised on disposal are treated as one source within a wider wealth picture, not as a substitute for it.
Conversion matters as much as provenance. Revest arranges conversion through a VARA-regulated payment partner, with settlement in dirhams and escrow through a DFSA-engaged agent, so the funds reaching the transaction have a documented path from holding to conversion to payment. Our regulated payment solutions for property buyers cover that conversion, cross-border fiat settlement, manager’s cheques and the source-of-wealth and source-of-funds file itself. The mechanics are set out in more detail in our note on how digital-asset capital compliantly reaches a Dubai property purchase.
When in the transaction are the documents needed?
Earlier than most buyers expect. Onboarding checks by your broker and by any payment or escrow partner happen before funds move, not at registration, and every Revest client completes KYC before a transaction proceeds.
A UAE bank account introduction, if you want one, brings a further review by the bank on its own terms and timetable. Developers and escrow agents may ask again at their own stage, and the Dubai Land Department requires identification at transfer.
Assembling the file while you are still selecting a property removes the most common cause of delay. The order of the payment route matters too, which we cover in our note on transferring money to Dubai for a property purchase.
When should you take advice?
Take advice before you commit funds if your wealth sits in a company, a trust or another structure, if part of it came from a jurisdiction you no longer bank in, or if the documentary record is incomplete. These are the situations where a file needs building rather than collecting.
Revest represents buyers only, never sellers or developers, and holds a RERA brokerage licence issued by the Dubai Land Department. It is classified as a DNFBP under the UAE framework, is registered with the Ministry of Economy and with the Financial Intelligence Unit for goAML reporting, and has an appointed MLRO. It does not give financial, tax or legal advice, and tax questions in your home country belong with your own adviser.
